Job Description: Verde Building Corporation has an opening for an experienced Prime General Contractor Construction Project Manager. The Project Manager’s job is to oversee each project from conception to the finished structure, interfacing with both construction professionals and the client. The position includes competitive salary, health insurance and paid time off.
Responsibilities:
- Work with the client from the start to finish of each project to ensure understanding of the project scope and vision
- Meet contractual conditions of performance
- Process AIA change orders, monthly AIA billing draws, RFI’s and any other pertinent PM project documents
- Collaborate with the architect and construction crew to ensure feasibility of each project on and offsite
- Oversee and direct construction projects from conception to completion
- Review and understand the project timeline in-depth to schedule deliverables and estimate costs
- Oversee all onsite and offsite construction to monitor compliance with building and Osha safety regulations
- Oversee and constantly communicate with site superintendents, review the work progress on daily basis
- Prepare internal and external reports pertaining to job status
- Analyze, manage, and mitigate risks, plan ahead to prevent problems and resolve any emerging ones
- Negotiate terms of agreements for and with Subcontractors
- Coordinate and direct Subcontractors
- Negotiate with vendors, suppliers
- Ensure quality construction standards and the use of proper construction techniques
Requirements:
- Bachelor’s Degree in related field OR 5+ years commensurate work experience.
- Ability to read blueprints, structural drawings and plan sets a MUST
- Advanced understanding of risk management policies, procedures, construction management processes, means and methods
- Extensive experiencing managing budgets & time for construction projects
- Expert knowledge of building products, construction details and relevant rules, regulations and quality standards
- Familiarity with construction management software packages, Sage Master Builder a plus

Field Project Superintendent

Verde Building Corporation is seeking a Field Project Superintendent with a minimum of 5 + years of Commercial/Restaurant ground up and tenant improvement construction experience. The Project Superintendent will manage the day-to-day operations of the job site. This is a full-time position. This position is to manage building national chain restaurants.
DUTIES AND RESPONSIBILITIES:
- Maintain a safe and clean job site, per Osha standards
- Computer, field software/phone app., email & google calendar proficient
- Arrive before tradesmen and leave after
- Schedule all activities from Ground up/ Demo to Store Opening
- Ensure quality installations and adherence to plans, schedules and specifications
- Provide daily progress updates – including photos – Daily Reports are cloud based
- Minimum 50 hours per week
- Some weekends and nights depending on project requirements
- Project schedules are typically fast paced
REQUIRED QUALIFICATIONS:
- 5+ years of experience with restaurant/QSR construction
- Must be familiar with all facets of building construction.
- Must be able to organize and manage all subcontractors and entire project from beginning to completion.
- Ability to work independently
- Daily communication skills a MUST
- Must have valid driver’s license, social security card, and transportation.
